Peakhill Opportunity REIT unlocks long-term value in Canada’s multifamily housing sector by capitalizing on market dislocation, constrained supply, and shifting investor sentiment. Through a flexible, open architecture approach, we partner with clients to acquire and enhance income-producing apartment assets—delivering resilient, tax-optimized returns and building enduring relationships across cycles.

We target undervalued multifamily properties trading at a meaningful discount to replacement cost, with a focus on value-add potential, off-market access, and strategic partnerships. Our investment criteria span the capital stack and include wholly owned acquisitions, joint ventures, and structured transactions. By investing in markets with strong rental demand and limited new supply, we aim to deliver inflation-protected returns through disciplined execution and long-term asset stewardship.

Peakhill Opportunity REIT is a private Ontario-based Mutual Fund Trust and is eligible for investments through RRSPs, TFSAs, and other registered accounts.

Cory Capland | Peakhill Capital
Cory Capland

Cory Capland is the President and Managing Partner of Peakhill Opportunity REIT, focused on acquiring and managing income generating apartment assets across Canada. Cory has directly spearheaded acquisitions, financing and recapitalizations totaling more than $700 million.

Cory previously served as Vice President of Investments with NorthHaven Capital, leading all transaction sourcing, underwriting and capital partner relations across two affiliate companies: Distrikt Capital (apartment and development acquisitions) and Fundamental Real Estate (specialty net lease investing in the U.S.). Prior to NorthHaven Capital, Cory was a member of the investment team at Bridgeport Asset Management, a leading Toronto-based investment firm managing discretionary HNW and UHNW capital across several proprietary investment funds. Cory is a CFA Charterholder and holds an Honours Bachelor of Business Administration degree from Wilfrid Laurier University.

Harley Gold

President & CEO, Peakhill Capital

Harley Gold is President & CEO of Peakhill Capital. Harley has closed in excess of $25B in loans in over 5,000 deals over the past 25 years in Canada and the U.S. He has extensive financing experience in all real estate asset types including multi-family, senior housing, retail, industrial, hospitality, and land development. Harley has originated, built CMBS programs, agency and high yield funds.

Prior to founding Peakhill Capital, Harley was the Vice President of Business Development at CMLS Financial for 11 years, where he originated for institutional accounts, including RBC and PHN.  Harley also worked for 6 years at a US mortgage banking firm, and was successful bringing US lenders into the Canadian market.

Harley holds a Master of Business Administration from Canisius College and a Bachelor of Arts in Economics from the University of Toronto. Harley is a founding director and the Chairman of the Board of Lighthouse Credit Union, a new credit union formed in 2022 focused on servicing the Jewish community.

Michael Grossman

President, Peakhill Project Advisory

Michael Grossman is the President of Peakhill Project Advisory, a newly launched sibling company to Peakhill Capital, focused on delivering end-to-end project advisory, development management, and project management services. In this leadership role, Michael is responsible for driving the growth, vision, and execution of the business, leveraging his deep expertise in real estate development and construction oversight.

Prior to launching Peakhill Project Advisory, Michael Grossman held senior leadership roles at several of Canada’s top development and construction firms, including Altus Group, Gillam Group, and Urbacon. At Altus, he served as Director of Project Management for Eastern Canada, overseeing a multi-billion dollar portfolio while leading a cross-disciplinary team delivering complex development and construction mandates across the country.

Michael holds a Bachelor of Arts from McGill University and a Construction Engineering Technician diploma from George Brown College, where he graduated with distinction and was recognized on the Dean’s Honour Roll. He is a certified LEED Accredited Professional (LEED AP BD+C) and has completed specialized training in building energy simulation, safety leadership, and project software systems. 

Saachi Punjabi

Associate, Investments & Asset Management

Saachi Punjabi is an Associate, Investments & Asset Management on the REIT team at Peakhill Capital. She focuses on evaluating acquisition opportunities, financial underwriting, investment due diligence, and supporting asset management initiatives across the REIT’s multifamily investment portfolio.

Previously, Saachi was an Analyst on Peakhill’s Origination team, where she supported the structuring and underwriting of commercial real estate debt transactions. Prior to Peakhill, she interned at Langdon Equity Partners in Toronto, conducting fundamental investment research across global small-cap companies. She also held roles at Certus Capital and Earnnest.me in Mumbai, where she underwrote over $300 million in real estate transactions, and at Vibrant Securities, supporting portfolio management and equity research.

Saachi holds a Master of Finance from Wilfrid Laurier University and has cleared Level II of the CFA Program.

Kelly Schwartz

Vice President, Finance

Kelly Schwartz, CPA, CA is the Vice President of Finance at Peakhill Capital and is responsible for overseeing all finance, accounting, reporting and tax functions for all businesses in the Peakhill group.

Prior to joining Peakhill, Kelly was the Canada Controller at The Bank of New York Mellon.  At BNY Mellon, Kelly was responsible for overseeing the accounting and reporting for the Canadian subsidiaries and was the Canada lead for implementation of new accounting standards, regulatory guidelines, and finance system upgrades. Prior to this, Kelly was in the audit and advisory practice at Grant Thornton LLP, specializing in financial services.

Kelly holds a Bachelor of Accounting (Honours) from Brock University and is a Chartered Professional Accountant.
